Pacific Realty Advisors Mission

Pacific Realty Advisors, Inc ("PRA") is an investment company whose success has been its ability to respond quickly to real estate opportunities. As a leader in an exclusive market niche, we at PRA have positioned ourselves between the large institutional investors and the local real restate entrepreneurs. Located in Scottsdale, AZ, we have been systematically and successfully investing in commercial real estate since 1989.

Historically, PRA has taken advantage or higher yields available in the $10million to $50million segment of the commercial real estate investment market. This success is largely due to our financial expertise and sophisticated management techniques that are typically available to much larger real estate investors. We have carefully and diligently taken advantage of select opportunities in a market that is under continual consolidation.

Using this business model, PRA has purchased and sold over $700 million worth of property. Our long-term objective is to create a portfolio of well-managed, well-located high yielding real estate, in stabilizing markets that would be suitable for medium to long-term holds. Our formula differentiates its holding periods by considering supply constraints, net absorption and new construction.

Our principals provide over 75 years of experience in real estate development and investment projects totaling over $1 billion in value. Our Asset Managers, Financial Analysts, Controllers, and Managers all possess a high level of experience, as well as a strong commitment to overall objectives.

Kenn Francis - Founder

Kenn Francis is the founder and owner of PRA. From 1986 until 1994, Kenn was a commercial broker in Phoenix specializing in the sale of larger income producing properties. He was one of the first brokers to develop and use lease-analysis software for building valuations and sales. Institutional relationships were the foundation of his brokerage business.

In 1992, Kenn acquired his first commercial property from the RTC. From 1992 until 1996, he acquired approximately $150 million in commercial property. The cornerstone was the Biltmore Financial Center located at 24th and Camelback. In 1998 he decided to sell the bulk of the portfolio during the run-up if the Real Estate Investment Trust (REIT) cycle.

In 1999 through 2002, Kenn re-entered the market buying properties in Arizona, Hawaii, Houston, and Southern California. During that period, numerous new relationships were established with large private and institutional partners. At that time, PRA's asset base grew to $250 million dollars, and included office buildings, industrial parks, hotels and apartments.

At the start of 2002, the real estate market began another unprecedented run-up. At the time, Kenn made the decision to slowly liquidate PRA's portfolio. By December of 2006 almost all of PRA's assets had been sold. In 2007, the only remaining assets were debt-free and positioned for a long-term hold.

In 2008, PRA started a new acquisition phase and acquired approximately 1,000 multi-family units and over 100 single-family homes. These homes were brought to rent-ready status and leased, waiting for the home market to recover.

Presently, PRA is developing and looking to acquire industrial real estate in California and the Southwest. PRA has had a successful track record of market timing and forward thinking. Consequently, PRA's Return on investment and principal preservation is enviable.

Tod Thorpe - Principal

Tod Thorpe is a principal with PRA and has been with PRA since 1996. Tod started his career in 1971 as a commercial broker, in Phoenix, building a brokerage and property management company. In 1982, Tod sold his company to a larger public company. From 1982-1986 he became a principal for a private syndication company, headquartered in Beverly Hills, CA., specializing in purchasing large income properties throughout the Southwest. He acquired approximately $300 million dollars in commercial properties and ultimately sold the portfolio to Cal Fed Bank.

In 1987, Tod moved back to Phoenix to capitalize on the RTC market. At that time he purchased 1,100 apartment units and then sold them in 1991 as the market improved. Subsequently, Tod's focus shifted to the Southern California market, just as it was coming out of the RTC period. Having experienced the down market in Phoenix from 1987-1991, he used his experience and purchased over $100 million of commercial real estate in Southern California, using relationships with private and institutional investors.

In 2011 Tod. relocated back to Laguna Beach in Southern California to strengthen PRA's market share in that market. In 2012, that move proved successful through the acquisition of the Carlsbad Corporate Center.
